1. Booking & Payment
1.1 A valid credit card or confirmed bank transfer is required to secure a reservation.
1.2 Full payment is due at the time of booking unless otherwise agreed in writing.
1.3 All rates, fees, and deposits are quoted in EUR and may be subject to applicable taxes under Greek law.
1.4 The host reserves the right to cancel a reservation if payment requirements are not met.
2. Check-In & Check-Out
2.1 Check-in time is 14:00 (2:00 PM) on the day of arrival.
2.2 Check-out time is 11:00 (11:00 AM) on the day of departure.
2.3 Early check-in or late check-out may be requested and is subject to availability and additional fees.
2.4 Unauthorized late departures may result in additional charges.
3. Occupancy & Use of Property
3.1 The maximum permitted occupancy is stated at the time of booking and must not be exceeded without prior written approval.
3.2 Only registered guests are permitted to stay overnight on the property.
3.3 The Retreat is provided solely for short-term accommodation and peaceful enjoyment. Commercial use, events, or parties are strictly prohibited unless expressly agreed in writing.
4. Property Boundaries & Permitted Areas

4.1 Guests are granted temporary, non-exclusive access only to the specific accommodation and designated outdoor areas outlined in the booking description.
4.2 Access to adjacent land, structures, staff areas, technical installations, or neighboring properties is strictly prohibited unless expressly authorized.
4.3 Any use beyond the defined boundaries constitutes a breach of these Terms and may result in immediate termination of the stay without refund.
5. Guest Conduct, Noise & Disturbance
5.1 Guests must respect the privacy, safety, and comfort of neighbors and surrounding properties.
5.2 Loud music, disruptive behavior, and gatherings exceeding approved occupancy are not permitted at any time.
5.3 The host reserves the right to terminate a stay without refund in cases of serious disturbance or repeated violations.
6. Smoking, Pets & House Rules
6.1 Smoking is strictly prohibited inside all indoor areas.
6.2 Pets are not permitted unless explicitly approved in writing prior to arrival.
6.3 Any breach of house rules may result in additional cleaning fees, damage charges, or termination of the stay.
7. Damages, Cleaning & Security Deposit
7.1 Guests are fully responsible for any damage, loss, or excessive cleaning required during their stay.
7.2 A security deposit may be required prior to arrival or at check-in.
7.3 The host reserves the right to charge repair or replacement costs where damage occurs beyond normal wear and tear.
8. Liability, Risk & Waiver

8.1 The Retreat is a natural environment and includes inherent risks (uneven terrain, outdoor facilities, weather conditions, water features, etc.).
8.2 Guests voluntarily assume all risks associated with their stay and use of the property.
8.3 To the fullest extent permitted by law, the host, property owner, brand operators, and any associated individuals shall not be liable for injury, illness, loss, theft, or damage to personal property.
8.4 Guests waive any claims against the above parties except in cases of proven gross negligence or intentional misconduct.
9. Third-Party & Subcontracted Services

9.1 Optional services such as private chefs, tour guides, spa treatments, security, transport, or wellness services may be arranged upon request.
9.2 These services are provided by independent third-party professionals and are not employees, agents, or representatives of the Retreat or its operators.
9.3 The Retreat acts solely as a facilitator and bears no responsibility for the acts, omissions, or performance of third-party providers.
9.4 Any disputes, claims, or liabilities arising from such services are strictly between the Guest and the third-party provider.
10. Legal Structure & Limitation of Personal Liability
10.1 Dawn to Dusk Rhodes operates as a hospitality brand associated only to the extent legally required with a registered management entity.
10.2 No director, manager, shareholder, or individual associated with the management entity shall bear personal liability for claims arising from a guest’s stay.
10.3 All obligations are strictly limited to the contractual relationship between the Guest and the booking entity.
11. Cancellations, Refunds & Minimum Stay
11.1 Cancellation and refund policies are disclosed at the time of booking and form an integral part of this agreement.
11.2 Minimum stay requirements apply as stated on the booking platform.
11.3 No refunds are issued for early departures or unused nights.
12. Intellectual Property
12.1 The name Dawn to Dusk Rhodes, its logo, branding, imagery, and all associated content are protected intellectual property.
12.2 Unauthorized use, reproduction, or commercial exploitation is strictly prohibited.
13. Website, Privacy & Data Protection
13.1 Personal data is processed in accordance with applicable data protection laws, including GDPR.
13.2 Guests consent to necessary data processing for booking, communication, and legal compliance.

14. Accessibility & Anti-Discrimination
14.1 The Retreat does not discriminate on the basis of race, religion, gender, nationality, disability, or any protected characteristic.
14.2 Accessibility features are described accurately at the time of booking; guests are encouraged to inquire prior to arrival to ensure suitability.
15. Insurance & Compliance
15.1 The property is maintained in accordance with applicable health and safety standards.
15.2 Appropriate insurance coverage is held in line with Greek short-term rental regulations.
16. Dispute Resolution & Governing Law
16.1 Any disputes shall first be addressed through good-faith negotiation.
16.2 Where resolution cannot be achieved, disputes shall be subject to mediation or arbitration where permitted.
16.3 These Terms & Conditions are governed exclusively by the laws of Greece.
17. Amendments
17.1 The host reserves the right to amend these Terms & Conditions at any time.
17.2 The version in effect at the time of booking shall apply.
